Unused Switch Ports causing Alarms

Hello,

I am using the purchased version of Opmanager 5 build 5006.
For the past several weeks I have noticed that opmanager reports alarm conditions for several ports on two of my managed switches. These ports are NOT being used (i.e. no cable plugged into the port) Opmanager says they are "operationally down" which is fine, but why the alarms? Alarm being reported is: ports 9, 10, 14 are down

When I check the switch port status using the manufacture provided admin tool it indicates that all switch ports are functioning properly.

Why is opmanager indicating that there is a problem with unused ports ??
This is triggering alarms that are false and causing my staff to react to a phantom event!

How can this be corrected ?
