Issue with binding to single IP address

I'm currently having an issue with SDP v9.2.x binding to a single IP address. After following the instructions on this page  https://www.manageengine.com/products/service-desk/faq-general-modules.html#customization3 I cannot get my ServiceDesk Plus instance to start successfully. I get the following screen output when running run.bat from the command prompt.


After much experimentation, trial and error the line that the above instructions advises you to add to the run.bat file is what makes the service fail to start like this.

I've attached the log file from SDPHOME\server\default\log\serverout0.so you can see a detailed list of the errors, but the one that I think is the real problem is as follows:

[SYSOUT]|[INFO]|[14]|: [JBOSS] ServiceController: Problem starting service jboss.j2ee:jndiName=Grouping,service=EJBjavax.management.MBeanException: java.rmi.ServerException: Could not bind home; nested exception is: 
javax.naming.CommunicationException: Receive timed out [Root exception is java.net.SocketTimeoutException: Receive timed out]

To rule out an issue with the server I've built a freshly installed Windows 7 VM so it was outside of our domain, corporate network etc. installed ServiceDesk Plus v9.2.9202 64-bit and unfortunately was able to replicate this same issue.

Any help or suggestions that anyone can offer would be really appreciated.
